Gemensamma kostnader är de kostnader som inte är direkt hänförda till byggnationen. Exempel på de kostnaderna är; etablering, ställning och maskiner med mera. Dessa kostnader är ofta svårbedömda då det påverkas av många faktorer. Syftet med studien är att ta fram projektspecifika mallar som ska kvalitetssäkra de gemensamma kostnaderna redan i anbudsskedet. De projektspecifika mallarna kommer att kategoriseras som; ombyggnad, plåthall, betong prefab, trähus, skola/LSS.

Metodiken i studien hänvisar till olika forskningsmetoder; klassificering, kvantifiering och kvantitativ forskningsmetod. Dessa metoder kombinerades med litteratur- och datainsamlingen. Litteraturen skapade en god kunskap kring bakgrundsinformation gällande ämnet. Insamlingen av data grundas på primärdatan från Ro-Gruppens avstämningsmodul i Byggsamordnaren för att i sin tur omvandlas till studiens sekundärdata som besvarar den aktuella frågeställningen.

Undersökningen som genomförts i studien gav en slutsats i form av mallarna med uträkningar kring kostnader som uppkommit från primärdatan. Då siffrorna är under sekretess kommer endast mallen beskrivas och dess utformning. För att belysa problemet som uppgavs inledningsvis togs nyckeltal fram där en differens kunde urskiljas. Differensen som önskas minska med hjälp av kvalitetssäkringen.

Då varje projekt är unikt finns det många orsaker som kan ha påverkat kostnaderna i mallen som gör att de inte blir helt sanningsenliga. Kostnaderna kan påverkas av till exempel att platsledningen konterar kostnaderna på olika ställen, de använder “slaskkonton” samt andra projektunikafaktorer så som successiv inflyttning. Slutsatsen som kunde dras var att det inte går att till 100% kvalitetssäkra kostnaderna men med hjälp av mallarna är det en bit på vägen. Några förslag på framtida arbeten för RO-Gruppen, Södra Älvsborg är exempel att ta fram en ny kontoplan tillsammans med de som arbetar med den dagligen samt bestämma vilka konton som ska ingå i GK.

Common costs are the project-specific and it belongs to the unic project. An examples of such cost are indirect cost incurred with the construction, establishment, personal cost, machines and more. These cost are often difficult to generate as they are based on experience. The main purpose with this study is to develop project-specifik templates that will quality assure the common costs in the tender step. The areas in which the templates will be presented are: Remodeling, metallhall, concrete and prefabricated, wooden house and school/ LSS accommodation.

The methodology in the study refers to different research methods; classification, quantification and quantitative research method. These methods are combined with the collection of literature and data. The collection of literature created a good knowledge of background information on the subject. The collection of data is based on the primary data from Ro-Gruppens reconciliation module in Byggsamordnaren, which in turn is converted to the study's secondary data that answers the current question.

The survey conducted in the study concluded in the form of the templates with calculations on costs that have arisen from the primary data. As the numbers are confidential, only the template and its design will be described. To inform the problem that was stated from the beginning, keyfigures were produced where a difference could be discerned. The difference that is desired to be reduced with the help of quality assurance.

Since each project is unique, there are many reasons that may have affected the costs in the template that make it not completely truthful. The costs can be affected by for example, that the site management accounts for the costs in different places, they use “slack accounts” and other project-unique factors such as successive relocation. The conclusion that could be drawn was that it´s not possible to 100% quality assure the costs but with the help of the templates it is a bit on the road. Some suggestions for future work for the RO-Gruppen, Södra Älvsborg, are examples of developing a new account plan with those who work with it daily and deciding which accounts to include in GK.
