Hållbar utveckling är ett begrepp som fick sitt genomslag år 1987 av FN:s världskommission. Det innebär att skapa en fungerande utveckling på tre olika dimensioner; miljö, ekonomi och socialt. Sveriges strategi för att leva upp till de tre dimensionerna finns definierade och delas ini sex områden: hållbar konsumtion och produktion, hälsa, ekonomisk utveckling, socialsammanhållning, miljö och klimat samt global utveckling. Regeringen lyfter även fram fyra strategiska utmaningar som kommer att stå i fokus och en av de utmaningarna är att bygga samhället hållbart. Det ökade intresset för hållbar utveckling har lett till att fastighetsbranschen har börjat fokusera mer på dessa frågor. Därför har de börjat anpassa sina strategier för att kunna erbjuda hållbara fastigheter till marknaden. Syftet med denna studie har varit att undersöka fastighetsutveckling på nya och befintliga byggnader samt ge en förståelse över hur fastighetsbolag arbetar med ett hållbart byggande. Rapporten har utgått från ett kvalitativt och kvantitativt förhållningssätt för att få en bredare och mer djupare förståelse för det som ska studeras samt har litteratur och artiklar använts för att få kunskap om ämnet hållbar utveckling. Intervjuer genomfördes och besvarades av personer med direkt anknytning till ämnet samt genomfördes en enkätundersökning. Resultat visar att hållbart byggande kan medföra olika utmaningar under ett projekt och avgör hur framgångsrikt ett hållbart projekt blir. Dessa utmaningar är grundar sig i faktorer som finansiella begränsningar, brist på initiativ hos byggaktören att bygga hållbart, implementering av hållbar teknik, komplexa renoveringsmetoder vid energieffektivisering av byggnad samt kommunikationsbrist mellan de olika parterna i ett projekt. De olika utmaningarna kan lösas på olika sätt. Att ha en tydlig strategi som tas fram av ledningen och ett samordnat miljöarbete är en förutsättning till ett framgångsrikt hållbarhetsarbete. Samt är uppföljning ett av de viktigare momenten i ett strategiskt arbete och ett sätt att kontrollera att framtida komplikationer undviks. Sammanfattningsvis kan nyckeln till ett framgångsrikt hållbarhetsarbete vara genomstandardiserade strategier och verktyg samt kan det vara ett sätt undvika de utmaningar som förekommer i hållbart byggande.

Sustainable development is a concept that got its breakthrough in 1987 and was coined by the UN World Commission. The meaning of this term is to create a functioning development in three different dimensions: environmental, economical and social. Sweden’s strategy for living up to these three dimensions is defined and divided into six different areas: sustainable consumption and production, health, economic development, social cohesion, environment, climate and global development. The government raises four strategic challenges that will be in focus and one of the challenges is to build a sustainable society. The increased interest in sustainable development has led to the real-estate industry focusing more on these issues. Therefore, they have begun to adapt strategies to offer sustainable real estate to the market. The purpose of this study has been to investigate property development in new and existing buildings in addition to bring an understanding of how real estate companies work with sustainable construction. The report is based on a qualitative and quantitative methods to gain a broader and deeper understanding of the subject matter and literature and articles have been used to gain knowledge about the topic of sustainable development. Interviews have been conducted and answered by people directly related to the subject matter and a questionnaire survey was also conducted. Results show that sustainable construction can lead to different challenges during a project and those challenges can determine how successfully a sustainable project will be. These challenges lies in factors like financial constraints, lack of initiative from the developer to build sustainable, implementation of sustainable technologies, complex renovation methods for building energy efficient and the lack of communication between the various parties in a project. These different challenges can be solved in different ways. A prerequisite for a successful sustainability work lies in having a clear strategy developed and adopted by the management and issues can be prevented by having a coordinated environmental work within the organisation. Simultaneously the following up of the sustainability work is one of the most important elements of strategic work and a way to control that future complications are avoided. In summary, the key to successful sustainability work could be through standardized strategies and could be a way to avoid the challenges that arise in sustainable construction.
